Marshlands is an outstanding contemporary large house designed to maximise the  ' big sky ' views over the saltmarsh, Cley bird reserve and Cley beach, and featuring the finest luxury contemporary interior. The chic luxury interior is large & spacious being light-filled and can accommodate big groups with space to spare. A stunning first floor main living area and bespoke kitchen has floor to ceiling windows framed by a long covered balcony overlooking the salt marshes and sea. On the cooler days light the woodburner and watch the amazing wildlife featuring Little Egrets, Avocets, Spoonbills, Marsh Harriers among many others from the comfort of the leather sofas.


For entertainment battle together on the table football or table skittles, set up board games or just relax in the ground floor play room with seating for the whole party. The ground floor also features a Plant Room containing a wet room sink and shower for washing off, for example, dogs and sailing gear on your return from the beach.

The first floor master suite with double bed has a large window capitalising on the view with walk-in dressing room and en-suite wet room. A further bedroom, another double, is on this floor and also has extensive sea views plus a bathroom across the corridor. On the ground floor are two twin bedded rooms with views out to the marsh and a further double room that also looks out at Cley bird reserve and the saltmarsh. All have access to a large wet room. 

The contemporary and antique furnishings offer an unequalled quality of experience, from the Ligne Roset dining table to beautiful Birds Eye maple antique beds. Great attention to detail has been shown in every aspect from the internal media hub and sound systems to the natural stone and wide Oak boarded under floor heating. The larch-clad house is built to Code 3 standard (one of the highest levels in sustainable home building) using the very latest insulating and heating technology with air source heating topped up by solar panels.

Probably the best coastal views in North Norfolk can be enjoyed from the balcony or the roof terrace. Enjoy the sunset with a glass of champagne, of views extending from Wells-next-the-Sea through Wiverton Hall and Blakeney Point to the east at Salthouse. Bask in the sun on the sheltered South Terrace which features the coolest Tico outside dining tables, while firing up the barbeque or take the family for a stroll down Beach Road to Cley beach for a swim. The property sits within its own grounds, with a large driveway for 5 cars

Marshlands is a landmark property situated on the edge of Cley-next-the-Sea, an old 16th-19th century port with its renowned windmill on the old quayside. Cley is a conservation village within an Area of Outstanding Natural Beauty and the North Norfolk Heritage Coast. The village has attractive brick and flint cottages alongside grander merchant houses plus a wonderful church. Walk to the lovely swimming beach, explore Cley Windmill, one of the icons of the North Norfolk coast, or potter in the eclectic range of shops including a gallery, smokehouse and delicatessen as well as two pubs and a restaurant. You can also walk to the Norfolk Wildlife Trust visitor centre, the hub of the famous bird and wildlife reserve. West along the coast are the large sandy beaches of Wells and Holkham, featured as one of The Times 50 best beaches in the world and Blakeney Harbour offering sailing, swimming and exciting boat trips out to see the largest seal colony in England. Further down the coast to the East are walks to Salthouse and Kelling Beaches, visit Salthouse Church’s temporary art installations or walk along Weybourne cliffs towards Sheringham.

There is a fine selection of restaurants and gastro pubs nearby. Wiveton Hall café and the Wiveton Bell are in the adjacent village, or you may be looking for places to stay near the Michelin 1* Morston Hall which often attracts wedding parties and other celebrations. The Moorings , a great seafood restaurant in Blakeney, The Anchor at Morston, Crabbies and The Dun Cow at Salthouse are all great favourites.
